GENERAL SERVICES

 For most commercial and HOA properties, we provide weekly service visits — the industry standard for maintaining safe, balanced water in high-use pools. Each visit includes cleaning, skimming, brushing, vacuuming, and a full water chemistry check.


For properties with lower usage (off-season, indoor pools, etc.) we can discuss bi-weekly schedules. We'll always recommend the service frequency that best protects your pool and your community.


 Every visit includes a full cleaning cycle (skim, brush, vacuum, backwash) plus a complete water chemistry test and chemical adjustment. After each visit, you receive a detailed service report documenting everything we found, everything we did, and current chemical readings.


This transparency is one of the biggest things that sets us apart. HOA boards and property managers can share reports with residents and have full documentation for insurance or regulatory purposes.


We offer flexible service agreements. While we do work with annual service plans (which often come with better rates), we don't lock you into multi-year commitments that feel punitive if your needs change.


Our goal is to earn your business every single visit through quality and communication — NOT contractual obligation.


Pricing depends on pool size, number of pools, usage level, chemical demand, and the services included. Rather than publish rates that may not fit your property, we offer a free site assessment and custom proposals — usually within 48 hours of reaching out. 


** PRO TIP**

When comparing bids, make sure you're comparing apples to apples. Some services don't include chemicals or equipment inspections. We always break our proposals down clearly so you know exactly what's covered. 


In most cases, we can begin service within 1–2 weeks of signing an agreement — usually faster for urgent situations. We'll conduct a full baseline assessment of your pool's current condition before your first scheduled visit so we understand exactly what we're working with.


Switching mid-season is no problem. We handle the transition smoothly and communicate with your previous vendor if needed to ensure continuity.

WATER CHEMISTRY

We test and balance all key parameters at every visit:


  • Free Chlorine (1–4 ppm)— kills bacteria and algae
  • pH (7.2–7.8)— protects skin, eyes, and equipment
  • Total Alkalinity (80–120 ppm)— stabilizes pH
  • Calcium Hardness (200–400 ppm)— prevents surface damage
  • Cyanuric Acid (30–50 ppm)— protects chlorine from UV
  • TDS & Salt levels— for salt-chlorine systems


Imbalanced water can cause rashes, eye irritation, cloudy water, algae blooms, and long-term damage to your pool surface and equipment. Getting it right every week is everything.


Green water = algae bloom, almost always caused by chlorine dropping too low (often after heavy rain, a heat wave, or a big bather load). Cloudy water is usually a chemistry imbalance — pH or alkalinity out of range, or a filtration issue.

We treat these with a targeted shock treatment and chemical correction protocol, then retest within 24–48 hours. Most green or cloudy pools are clear within 2–5 days depending on severity.


**IMPORTANT:  A pool should be closed to swimmers when visually compromised. We'll advise you on when it's safe to reopen and provide documentation for your records. 


This varies by service agreement. We offer plans that include all chemicals (most popular for HOA and apartment clients — easier to budget) and plans where chemicals are billed separately based on actual usage.


We'll walk you through both options during your proposal and help you choose what makes sense for your property's typical chemical demand.


Yes! Our technicians are fully trained on salt-chlorine generator systems. We test salt levels, inspect and service the cell, monitor output, and make sure your system is dialed in properly.


Many property owners assume saltwater pools are "maintenance-free." They're not — they still require regular water balance and cell maintenance. We make sure nothing gets overlooked.


DFW's climate creates some unique chemistry challenges:


  • Summer heat accelerates chlorine loss — demand can double in peak months
  • Heavy rain dilutes chemicals and can dramatically drop pH and alkalinity
  • Wind carries dust and organic debris that consume sanitizer quickly
  • Hard water in DFW means calcium management is especially important


We account for all of this in our service visits. During extreme weather periods, we may recommend an additional visit or interim chemical adjustment.


SAFETY & COMPLIANCE

Commercial and HOA pools in Texas are regulated by the Texas Department of State Health Services (DSHS) and local health authorities. 


Key requirements include:


  • Properly functioning drain covers (Virginia Graeme Baker Act)
  • Compliant pool fencing and gate self-latching mechanisms
  • Working safety equipment (life rings, reaching poles, first aid)
  • Adequate signage (depth markers, rules, emergency numbers)
  • Functioning pool lighting for evening access
  • Regular water chemistry logs available for inspection

A failed inspection can result in immediate pool closure, fines, and mandatory corrective action before reopening. For HOA communities, this creates resident complaints and potential liability exposure.

Yes! We offer full-service permitting for any work that requires a city or county permit. This includes equipment replacements, remodels, electrical work, and structural changes.


Navigating municipal permitting in DFW can be complicated. We handle the paperwork, submissions, and follow-up so you don't have to!


A pool should be closed whenever it presents a health or safety risk. 


Common reasons include:


  • Chlorine below 1 ppm or pH outside 7.0–7.8 range
  • Visible algae growth or cloudy water with low visibility
  • Fecal contamination incident (requires shock + 24–48hr closure minimum)
  • Broken or missing drain cover
  • Non-functioning gate latches or safety equipment
  • Lightning within a certain radius (varies by local policy)


We always advise you when a closure is warranted and provide documentation. When in doubt, close it. Resident safety always comes first!

Scheduling pressure washing through the same vendor as your pool service is convenient, reduces vendor management headaches, and often comes with better pricing.


We handle interior and exterior painting for community buildings, restrooms, pool equipment rooms, fences, water toys, signage, and more. We use commercial-grade, weather-resistant coatings appropriate for outdoor and high-humidity environments.

Yes!  We are fully licensed and insured for electrical and plumbing work related to your community's amenity areas. This includes pool lighting, outlet installation, equipment wiring, restroom plumbing, outdoor fixtures, and general repairs.
